Payment: No financing available (50% due to reserve the lot + 50% balance due 2 weeks prior to occupancy)

Lot size: approx 50 ft frontage x 100 ft depth (depending on the lay of the land)

Road: Beside Arcadia directly connected to an all-year maintained municipality road.

Responsible for your own solar. water, propane, garbage removal, foundation and composting toilets are mandatory.

$ 7,500 + HST for 5 years
$ 12,500 + HST for 10 years
$ 20,000 + HST for 20 years

Regular lot (LIFETIME MEMBERSHIP) – Phase 3 (Spring/Summer 2021 occupancy)

Price: Only $ 5,000.00 + HST (one-time fee) + $250 per year for land taxes

Payment: No financing available
$ 1,000 unseen deposit to reserve lot (Fully Refundable – Buyer protected through PayPal 6 month refund policy)
Balance of $ 4,000 + HST due 1 month prior to occupancy

Lot size: approx 50 ft frontage x 100 ft depth (depending on the lay of the land)

Reserved for: Low income Individuals/Families

Eligibility: Dependent on each application

Acceptable Dwellings: Trailers, Tiny Homes, Cabins, Bunkies, Yurts, Other

Availability: Limited availability, 1st come 1st serve

Term: Long term (10+ years preferred)

LIFETIME MEMBERSHIPS

A Lifetime Membership is a one-time fee allowing you to lease a lot indefinitely.
Indefinitely means, you are allowed to stay without expiry until you decide to move/sell your tiny home.
In the event you are not able to stay, you can sell your dwelling or the lot can be re-leased by your beneficiary(ies) as per the signed agreement, and as per approval.
There are no other monthly, or any other fees associated with the Lifetime Membership.
When you invest in a Lifetime Membership lot, the money is used for upgrades within the Community such as infrastructure, roads, amenities, etc.
The Lifetime Membership fee is not refundable. Members are encouraged to stay a minimum of 10-20 years but are welcome to stay indefinitely.
*A full refund applies to Phase 1 Lifetime Members only (as per contracts signed in 2019).
*No refund applies to Phase 2 Lifetime Members (as per contracts signed in 2020 onwards).
1/2 acre lots are 21,632 sq ft (approx 60' x 360')
1 acre lots are 43,264 sq ft (approx 120' x 360')
2 acre lots are 86,528 sq ft (approx 200' x 432')

Our Community is a total of 30 acres.
1/2 acre Lifetime Membership is $ 5,000
1 acre Lifetime Membership is $ 10,000
2 acre Lifetime Membership is $ 20,000
There is no financing/installment plan available. The Lifetime Membership fees are due upfront. Arcadia uses the funds to expand/enhance the property, and monthly payments do not help.
Each lot is available on a first-come, first serve basis. Potential Members must fill out an application for pre-approval. Followed by an in-person interview and sign the Community Rules and Regulations before they are accepted. A 50% deposit is required for the lot, with balance due 2 weeks prior to moving in.
We require the full amount up front because the funds are allocated towards expenses and projects around the property. Unfortunately in the past we have had potential Members put down a Deposit for half, and then they cannot come up with the balance, inadvertently needing a financing plan. We cannot facilitate and payment plans so we must accept the Lifetime Membership fee in full.

Every lot on our property is as breathtaking as the next. We take care to keep the land as natural as possible. We only cut down what is required to fit a Tiny Home and auxiliary buildings without cutting down too much. Each lot is very private surrounded by evergreens, maples and birch trees.
